Montepino awards Savills, JLL and Proequity the commercial management of more than one million square meters of land logistics in Illescas and Guadalajara

Montepino, a leading real estate SOCIMI in the Iberian Peninsula, promoted by Valfondo Investment Management and Bankinter Investment, has awarded Savills, JLL and Proequity the commercial management of 13 logistics land plots located in the municipality of Illescas and in the province of Guadalajara, which amount to a total surface area of more than 1,013,500 sqm.
The land, which will be destined to the development of turnkey logistic projects, has the capacity to build properties with a gross leasable area (GLA) of more than 537,492 sqm.
JLL and Proequity oversee the commercial management of the assets located in the province of Guadalajara. Specifically, they lead the commercialization of five plots of land with a total surface area of almost 532,800 sqm located in the “Ciudad del Transporte de Marchamalo” and one of 225,779 sqm located in the Ruiseñor Logistics Park. Logistic platforms can be developed on these sites with built surface areas totaling 262,205 sqm and 130,6112 sqm, respectively, on a turnkey basis and starting at 14,500 sqm.
All these plots of land are close to the Guadalajara Intermodal Platform, which will commence its second phase of construction in September and will be operational by January 2025.
On the other hand, Savills has been awarded the commercial management of six projects in the 'Los Pradillos II' Industrial Estate (Illescas) with a combined surface area close to 254,950 sqm. These lands have the capacity to build turnkey projects of more than 144,676 sqm.
Montepino, whose assets are managed by Valfondo Investment Management, is promoting the largest logistic project in Europe, in Illescas. The SOCIMI owns 98% of the Industrial Park 'Los Pradillos II', where it has plots of land amounting to 680,000 sqm, which will give rise to nine projects - three of them currently under construction - with a gross leasable area (GLA) that will exceed 424,000 sqm.
The large surface area of the plots in these locations in Guadalajara and Illescas will enable the development of logistic projects of more than 100,000 sqm, which will help meet the demand for Big Box warehouses from top-level operators.
According to David Romera, Head of Investment and Asset Management at Valfondo, "the commercialization of this land will allow top-level operators to develop their projects in these locations, which concentrate a large part of the country's logistic demand due to their strategic location and good communications".
Montepino's portfolio - valued at €1,209 million at year-end 2022 and with a gross leasable area of almost 1.9 million sqm - consists of 46 logistics assets, of which almost half are operational logistics facilities (21), while the rest are plots of land for future development (16) and properties under construction (9).

Sustainability certification of projects
The Guadalajara and Illescas logistic platforms will opt for LEED (Leader in Energy Efficiency and Sustainable Design) certification, a distinction that guarantees that projects are built in accordance with eco-efficiency criteria and meet sustainability requirements. In the case of the 'Los Pradillos II' Industrial Estate, the development project will also opt for the BREAAM Urbanism seal, which guarantees the highest standards of sustainable construction in large-scale projects and allows the sustainability of development proposals to be independently certified in the initial phases of urban planning.
The guarantee of these assets is in line with Montepino's portfolio management strategy, which contemplates the design, development and management of assets in accordance with the highest sustainability standards, a feature increasingly valued by clients seeking turnkey projects.
In a similar way to the development of sustainable assets, Montepino develops initiatives for environmental conservation. In Guadalajara, the SOCIMI has developed a reforestation plan covering an area of 11.65 hectares in which it aims to create a native forest, a refuge for the biodiversity of the area, a carbon fixer, at the same time as it grants value to the inhabitants of the surrounding area.
Subsequently, the industrial park implemented in Illescas will possess large green areas designed by ecologists where native plant species with low water requirements have been selected to avoid the installation of a permanent irrigation system, which will reduce the park's water consumption. These large green areas will act as ecological corridors and will be available to both the users of the buildings and the surrounding neighbours. Moreover, century-old olive trees that once stood on the land will be transplanted and water ponds will be built to attract birdlife, among other things.
